How does a CMMS system work?
A computerized maintenance management system (or CMMS software) works by collecting asset maintenance information from a work order, such as parts, costs, wrench time, and time to complete, and processing it into reports that can be used by CMMS users, such as maintenance or facility managers. A CMMS system works based on a 4 step process:
A work order for an asset gets created and assigned to a technician.
The technician adds new information to the work order, such as parts used, costs, time spent, and meter readings, as the work order is completed.
The CMMS software processes the data and updates the asset record.
Reports are run using the newly added information to identify labor-intensive assets, technician productivity, and cost inefficiencies.
